Do I need to switch away from my property manager or Airbnb?

No. Roster doesn't replace anything in your existing stack. It reads your data and makes sense of it. You keep using Airbnb, VRBO, your PM, and whatever tools you already have.

How is this different from the owner portal my property manager already gives me?

Most PM owner portals are a calendar and a payout number — they don't tell you whether your PM is actually doing a good job, or what to do next. Roster reconciles what you're actually owed against what you were paid, benchmarks your PM's results against the market, and helps you decide whether to keep them, switch, or manage it yourself. It's built for the owner's side of the relationship, not the PM's.

How does Roster get my financial data?

You share your property manager statements (PDFs) and your booking history. Roster parses and ingests them. We don't require direct API access to your OTA accounts.

I'm not very technical. Is this going to be complicated?

Roster is built for operators, not analysts. If you can read a bank statement, you can use Roster. There's no setup complexity — during early access, we handle the configuration for you.

How is this different from PriceLabs or Airbnb Smart Pricing?

Those tools set your nightly rate. Roster tells you whether that rate is working, what your real margin is after all fees, where you're losing money, and how you compare to the market. They're pricing engines. Roster is financial intelligence.

What does it cost?

Early access is free. We're working with our first cohort of owners to validate the product before setting pricing. Expect something in the range of $20–50/month when we launch publicly.
